Kingdom Construction
COMMERCIAL ESTIMATING AND PRECONSTRUCTION MANAGER
Kingdom Construction Salado, Texas Central Texas projects
Full-time Primarily in person Annual base salary: $150,000 $220,000
Immediate interviews available, including virtual, evening and weekend conversations
BUILD THE ESTIMATES. STRENGTHEN THE SYSTEMS. HELP LEAD OUR GROWTH.
Kingdom Construction is expanding its commercial construction team and seeking an experienced Commercial Estimating and Preconstruction Manager. This is an opportunity to take ownership of commercial estimating while helping shape the tools, processes, subcontractor relationships and team that support our next stage of growth.
We need a practical leader who can personally prepare and submit a complete competitive commercial bid, explain the numbers behind it, and turn an awarded estimate into a clear handoff for the people building the project. You will work directly with company leadership and collaborate with field leadership, project teams, architects, engineers, clients, subcontractors and suppliers.
Our immediate focus includes commercial renovations, office buildouts and related commercial projects throughout Central Texas. The role combines active estimating responsibilities with the opportunity to help build a stronger preconstruction department. You should be comfortable working in a growing organization where your judgment, organization and follow-through have a direct effect on project outcomes.
THIS IS AN IMMEDIATE HIRING PRIORITY
We are available to interview immediately and can make ourselves available anytime, including evenings and weekends. We welcome virtual first interviews to get the conversation started as quickly as possible. Our ideal start date is Wednesday, November 4, 2026, or as soon as mutually practical. Please tell us your earliest interview availability and realistic start date.
WHAT YOU WILL OWN
Commercial estimates and takeoffs
Personally lead estimates from initial document review through final pricing, proposal preparation and bid submission.
Review architectural, structural, civil and building-system drawings, specifications, bid instructions, schedules and addenda to understand the complete project scope.
Complete and check digital quantity takeoffs; organize estimates so quantities, unit costs, labor assumptions and pricing sources are traceable.
Develop conceptual budgets when information is preliminary and detailed estimates as the design progresses. Clearly distinguish assumptions, allowances, contingencies and confirmed pricing.
Identify missing information, scope gaps, design conflicts, constructability concerns and cost risks early; prepare clear questions and requests for clarification.
Account for project-specific logistics, site access, phasing, occupied-space constraints, schedule demands, general conditions and other relevant execution costs.
Subcontractor and supplier pricing
Build and maintain relationships with qualified commercial trade partners throughout Central Texas.
Prepare clear bid packages and scope descriptions; distribute current documents, communicate deadlines and track responses.
Solicit sufficient trade coverage, follow up on gaps and obtain clarification of inclusions, exclusions, alternates and qualifications.
Level bids on a comparable scope basis, identify missing coverage and document the reasoning behind pricing recommendations.
Evaluate lead times, material availability and procurement risks with the project team before commitments are made.
Competitive bidding and proposals
Manage a bid calendar and prioritize opportunities with leadership based on scope, resources, schedule and commercial fit.
Personally use online commercial bidding platforms to track invitations, retrieve documents, acknowledge addenda and submit complete, timely bids.
Follow the applicable solicitation instructions, required forms and submission requirements; verify completeness before the deadline.
Present pricing, qualifications, exclusions, alternates and risk items clearly to leadership and clients.
Support bid clarification, scope reviews and pricing negotiations while maintaining organized records of revisions and decisions.
Preconstruction coordination and project handoff
Collaborate with clients and design teams to develop realistic budgets and evaluate scope or material alternatives.
Explain the cost and schedule implications of proposed changes so leadership and clients can make informed decisions.
Coordinate early with field leadership on access, sequencing, staffing assumptions and construction methods.
Prepare an organized handoff for awarded work, including the final estimate, scope breakdown, trade pricing, exclusions, allowances, procurement concerns and unresolved items.
Support scope confirmation and buyout discussions, then review actual project results to improve future estimates.
Department development and leadership
Assess the existing estimating workflow and recommend practical improvements to software, equipment, bid sources and document management.
Establish repeatable templates for takeoffs, estimates, bid leveling, proposals, handoffs and historical cost tracking.
Create a usable record of subcontractor coverage, bid results, pricing trends and lessons learned.
Help leadership define future estimating staffing needs and mentor or develop team members as the department grows.
Maintain professional communication, honest reporting and disciplined follow-through, especially when deadlines are tight or information is incomplete.
REQUIRED EXPERIENCE AND CAPABILITIES
At least 15 years of professional construction-industry experience.
At least 10 years personally preparing commercial construction estimates and submitting competitive commercial bids using estimating software and online bidding platforms.
Demonstrated ability to independently own a complete commercial estimate across multiple trades, from plan review and takeoff through bid comparison, proposal submission and project handoff.
Relevant commercial renovation or buildout estimating experience and the ability to explain your personal responsibilities on completed bids.
Strong understanding of commercial construction scopes, trade interfaces, sequencing, cost drivers and the practical consequences of incomplete documents.
Advanced working proficiency with digital takeoff and estimating software, Excel, electronic plan review, online bid platforms and project/document-management tools.
Ability to organize bid files, track addenda and revisions, check calculations and maintain an auditable basis for pricing.
Clear written and verbal communication, including client conversations, subcontractor scope clarification and presentations to leadership.
Professional judgment, attention to detail and the ability to handle multiple deadlines without losing visibility into unresolved risks.
A valid driver's license and reliable transportation for commuting to Salado and traveling to project sites and meetings.
Availability to work primarily in person, travel within Central Texas as required, and work adjusted or extended hours when bid deadlines or project demands require it.
Please identify the software and bid platforms you personally use and how you use them. We value demonstrated proficiency, the ability to learn new systems, and sound judgment in recommending tools that suit the work.

As you settle into the role, you will strengthen trade coverage, improve the consistency of proposals and field handoffs, and recommend a practical plan for developing the estimating function.
Success means accurate and explainable estimates, timely and complete submissions, clear communication of risk, and project teams that understand what was priced and why. We value profitable, well-scoped work and sound judgment when an opportunity is not a good fit.
